How to Apply — 3rd Balloting
- Choose plot type, size and payment plan. One application form is valid for one plot booking only. There is no limit on how many applications you may submit.
- Pay the processing fee (non-refundable, non-adjustable and non-transferable) for the size you are applying for — see the tables above.
- Pay by any approved channel: Pay Order or Demand Draft in favour of "Margalla Enclave" (NTN # F907422-6), online via KUICKPAY, or over the counter (OTC) at any Askari Bank branch using the challan generated from the DHA website.
- Attach your documents: copy of CNIC (resident Pakistanis) or NICOP plus passport copy (overseas Pakistanis).
- Submit before the deadline — 4th September 2026.
- Balloting: allotment is done through a transparent computerized ballot system.
- Ballot result: communicated by email to the address you provide, uploaded on the official DHAI website, and a hard copy is posted to your mailing address. Make sure your contact details are correct.
- Booking payment within 30 days of the ballot date: 100% of the sale price for Lump Sum, or 20% down payment for the 1, 2 or 3 Year plans, along with applicable DHA charges and government taxes. Missing this deadline results in automatic cancellation and forfeiture of the processing fee.
- Intimation Letter is issued once the lump sum or down payment plus all charges and taxes are received. Lump Sum applicants are issued the Allotment Letter (title document) directly.
Important Terms to Know Before You Apply
Payment Plan Is Fixed
The plan you tick on the application form cannot be changed afterwards. Decide between lump sum, 1, 2 or 3 years before you submit.
Premium Categories
Corner, boulevard and park-facing plots carry a premium — typically 10% for a single category, capped at 15% combined where a plot qualifies under more than one. The category is decided by the Management.
Transfer of Intimation
Transfer is allowed once 20% has been paid (100% for Lump Sum), plus applicable DHA charges and government taxes. The remaining installment plan carries forward to the new purchaser.
Default and Cancellation
Missing two consecutive installments — or the final one by more than four months — triggers a 30-day formal notice. After that the allotment may be cancelled, with a penalty charged on the overdue amount.
Refund on Cancellation
20% of the total deposited amount is deducted as administrative and processing charges. DHA charges and government taxes already deposited are not refundable. Refunds are processed within 120 business days.
Possession
Possession is handed over for construction only after the Management announces it, the price, dues and taxes are paid in full, and your building design is approved.

3-Year Plan

The 3rd balloting of DHA Margalla Enclave has been announced and applications are open now. The last date to submit applications is 4th September 2026. For the first time both residential and commercial plots are being offered through balloting. Residential sizes are 125 Sq Yds (5 Marla), 250 Sq Yds (10 Marla) and 500 Sq Yds (1 Kanal); commercial sizes are 100, 133.25, 200 and 500 Sq Yds.
3rd balloting residential lump sum prices are: 5 Marla (125 Sq Yds) PKR 21,434,375, 10 Marla (250 Sq Yds) PKR 42,011,375 and 1 Kanal (500 Sq Yds) PKR 72,876,875. On the 3-year plan the prices are PKR 25,000,000, PKR 49,000,000 and PKR 85,000,000 respectively. Commercial lump sum prices are PKR 81,450,625 (100 Sq Yds), PKR 120,032,500 (133.25 Sq Yds), PKR 145,753,750 (200 Sq Yds) and PKR 342,950,000 (500 Sq Yds). All prices exclude applicable DHA charges and government taxes.
Yes. The 3rd balloting offers commercial plots alongside residential plots for the first time. Commercial sizes are 100 Sq Yds and 133.25 Sq Yds with (LG+G+1) or (G+2) height entitlement, and 200 Sq Yds and 500 Sq Yds with (LG+G+5) or (G+6) entitlement. Processing fees are PKR 30,000, 40,000, 50,000 and 60,000 respectively.
The processing fee can be paid by Pay Order or Demand Draft made in favour of "Margalla Enclave" (NTN # F907422-6), online through KUICKPAY, or over the counter at any Askari Bank branch using the challan generated from the DHA website. The processing fee is non-refundable, non-adjustable and non-transferable.
An additional premium applies to plots in preferred categories such as corner, boulevard and park-facing. The premium is typically 10% for a single category, and for plots qualifying under multiple categories a maximum combined premium of 15% applies. The final category and premium are determined solely by the Margalla Enclave Management.
DHA Margalla Enclave offers three residential plot sizes: 5 Marla (125 Sq.Yd) from PKR 21.43 million lump sum in the 3rd balloting, 10 Marla (250 Sq.Yd) from PKR 42.01 million, and 1 Kanal (500 Sq.Yd) from PKR 72.88 million. Commercial plots are offered in 100 Sq.Yd, 133.25 Sq.Yd, 200 Sq.Yd and 500 Sq.Yd sizes, from PKR 81.45 million lump sum.
DHA Margalla Enclave offers flexible payment plans: Lump Sum (lowest price, 100% within 30 days of ballot), 1-Year Plan with 4 quarterly installments, 2-Years Plan with 8 quarterly installments, and 3-Years Plan with 12 quarterly installments. In the 3rd balloting all installment plans require a 20% down payment within 30 days of the ballot date. For example, the 5 Marla 3-year plan is PKR 25 million with a PKR 5 million down payment. The payment plan cannot be changed once selected.
DHA Margalla Enclave has five major blocks: ME-1 (5 Marla & 10 Marla residential + commercial), ME-2 (1 Kanal residential + commercial), ME-3 (1 Kanal residential + commercial), ME-4 (5 Marla & 10 Marla residential + commercial), and Lake District (1 Kanal residential plots plus a scenic lake, commercial plots, and recreational facilities).
For the 3rd balloting the non-refundable processing fees are: 5 Marla (125 Sq Yds) PKR 10,000, 10 Marla (250 Sq Yds) PKR 15,000, 1 Kanal (500 Sq Yds) PKR 20,000, and for commercial plots PKR 30,000 (100 Sq Yds), PKR 40,000 (133.25 Sq Yds), PKR 50,000 (200 Sq Yds) and PKR 60,000 (500 Sq Yds). One application form is valid for one plot booking, and there is no restriction on how many applications or payment plan combinations you can submit.
The second balloting of DHA Margalla Enclave was held in November 2025, with results announced in December 2025. Down payment deadline for successful applicants was 24th December 2025. First installment is due on 24th March 2026.

A “file” is an allotted plot being sold by its current owner, and its file rate is two amounts added together: the DHA invoice — the original price, of which the owner has already paid part — and the premium the owner is asking on top. The premium is what moves; the invoice does not. Files from the 1st and 2nd Ballotings usually cost more than 3rd Balloting ones, simply because more installments have already been paid into them.
Because the premium changes with the market, no single number stays true for long. Every plot on our plots for resale page publishes its invoice, the premium being asked and the total in full, and you can tell us the size and block you want for files that are not listed online. If you would rather buy directly from DHA at a fixed price with no premium at all, that is the 3rd Balloting.
